This 229 acre farm with three houses is one of the finest working farms we’ve had the opportunity to present.  Situated just five minutes from the quiet mountain town of Hayesville in western North Carolina, this farm is easily accessible to all the recreational opportunities in this corner of the state.  It is approximately two hours to northern Atlanta, one and one half to Asheville and less than two to Chattanooga.  The beautiful Chatuge Lake is just a few minutes away to the east and the Nantahala National Forest is only 20 minues away and the Smokey Mountain National Park is a short 40 minute drive.

Approaching the property on the paved US Highway 64 West, you are greeted by an expansive vista of rolling fields and fenced pastures as far as the eye can see.  There are more than 3,500 feet of frontage along the two lane road with three access points.  Coming onto the property, you cross Crawford Creek, a large year round stream that can provide a buffer and plenty of irrigation.  A nearly one mile network of internal gravel topped drives connects all the various points of interest within the 229 acres, making getting around the property a breeze.  Click here to watch a full video of the property.  (NOTE: the video references 349 acres, however, that is incorrect.  The video hasn’t been updated to reflect the 229 acres.)

The western portion of the property features approximately 85 acres of gently rolling, sun drenched pastures all facing south and west.  All the pasture is cross fenced with split rail and electrified barbed wire, thus allowing the rotation for grazing or planting of crops.  Within each of the fields you’ll find multiple automatic watering points for the livestock.  A classic large livestock barn with huge loft is situated midway up in the fields next to a large livestock shed.  Opposite the barn is an 80′ x 24′ three sided equipment shed, ideal for storing hay and equipment out of the rain.  It has both power and water service.

Between and behind the barn and equipment shed is a delightfully cold spring fed pond.  This pond is approximately 3/4 an acre in surface area.  It is fed solely by the watershed of the 229 acres.  That is, this is clean, cool water.  It is ideal for irrigation and even provides a connection point for emergency fire services.  Elsewhere on the property, you’ll find some nice sized creeks up in the woods that wind their way through the pastures into Crawford Creek.

At the end of one of the gravel drives you come to two of the three dwellings.  The larger of the two is the “Timberframe”.  This is a sprawling 3,440 square foot hybrid timberframe house.  Click here for an immersive 3D model tour.  This house features three bedrooms (one being a loft bedroom plumbed for a bath) and three full and one half baths.  It is a facinating layout in that there are three sets of stairways leading to the multiple levels of the house.  Additionally, there isn’t just one, but two kitchens.  The house has been designed to be able to be divided into two distinctly separate living areas for the purpose of short term vacation rentals.

On the lower level (basement), there is a very large great room with wood flooring and extensive timber elements opening to a U-shaped galley kitchen featuring a “live edge” countertop bar.  The kitchen is complete with stainless refrigerator, dishwasher and propane fired range.  Off to the side is a half bath along with one of the two stairways leading to the main level.  Also on the lower level is a spacious bedroom suite with a complete bath featuring tiled walk in shower.  Around one corner is a hidden staircase leading to another part of the upper level, and beyond this is a 217 square foot room tucked away from view.  It would be an ideal spot for a secret door and the hiding of items needing to be secure.  The ceiling height in this room is below seven feet and it is unheated, but it is a dry area excellent for storage which any prepper would appreciate.

The main level features another, larger kitchen complete with all appliances and washer and dryer in one of two full bathrooms on this level.  There is a two story great room with a wall of windows opening out onto the woods and pasture beyond.  The chimney and stone hearth has already been built for a wood stove to be placed in a sunroom section of the great room.  Going up a short flight of stairs leads to one of the bedrooms which is a loft and having three large closets.  This loft is already plumbed for a bath.  Then taking a few more steps you’ll find another full bath then another two story seating area with window box seat looking down into the third bedroom.  This is one of the more unique designs we’ve seen.  Outside the house is an expansive two level deck looking out toward the pastures and a hot tub off to one side.

Just around the corner from the Timberframe house is the Guest Cottage.  This was at one time a garage/barn.  Its a large framed structure that has been upfitted into two vacation rental units with one on each side and that can be linked together via an interior stairwell or locked out so that each space can be rented separately.  Both levels feature full kitchens and full baths along with one bedroom and a large open concept living area.  The lower level has a wood stove and both level have a/c and central heat.  Out on the deck to the rear is another hot tub overlooking the old apple orchard.

On the far side of the property is an approximately 6,000 square foot workshop/garage.  This is a massive building overlooking a sweeping portion of the pastures below.  The building is divided into two large bays.  The center/rear features a 14′ high roll up door on each end with an approximately 18′ high clearance inside.  On the other side, is a 10′ roll up door on each end with approximately 14′ of clearance in the ceilings.  The two spaces are completely “clear spans”, meaning there are no load bearing points or posts to interefere with the use of the interior space.  For anyone with a large RV, heavy equipment, farm equipment or recreational toys, this is a dream come true.  There is water and power to the building.

Next to this is the Owner’s House which is a garage conversion.  It was originally large three bay garage for heavy equipment, but the doors have been removed and the interior finished off with sheetrock and engineered wood flooring and ceramic tile.  It has 12′ ceilings with R-30 insulation in both the walls and ceiling.  There is a tankless water heater and central heat pump for HVAC.  There is a very large great room and two bedrooms sharing one bath.  A second bath has been plumbed elsewhere in the house.

In addition to the amazing pasture, there are acres and acres of woodlands rising up toward Davey Mountain.  The land immediately behind the Timberframe and pasture is very gentle and the forest floor is largely free of thick underbrush.  It is simply lovely and easy to walk on the well defined trails and old logging roads.  Approximately 1/4 mile into the woods you’ll find a campsite area featuring a 20’x 20′ elevated camping pad along with a roughed in shower house.  These sit beside a year round stream amidst thick Rhododendrens and Mountain Laurel.  This area is totally private.  Continuing up into the woods, you’ll find more trails and bigger mountain views.

One thing to keep in mind is that this property is in the Present Use Tax Deferral Program under an agriculture use.  The result is that the property is on the tax rolls at just 1/3 of the full assessment.  This is a huge savings on property taxes and all that is required is the sale of $1,000 per year of agricultural product.  That could be hay, bluberries, cattle, honey, flowers, etc.  Anything of an agricultural nature qualifies.  This status is transferable to a new owner.
