These 97 acres with waterfall and pasture are a rare find! Situated just twelve minutes from the town of Spruce Pine and and literally three minutes to the Blue Ridge Parkway and resort area of Little Switzerland, the land is convenient to all the area attractions in the upper mountains of western North Carolina. Drive time to Asheville is just one hour and even less to Boone, NC. Situated at an elevation between 2,800′ and 3,500′ above sea level, you’ll enjoy cooler summer temperatures yet mild winters. The property is located on a broad mountain plateau that overlooks the edge of the Blue Ridge Escarpment. Folks, we see a lot of beautiful property, but this one is in a class by itself.
The acreage is easily accessed via a paved state maintained road, then a very short (100′) jaunt over a deeded right-of-way to the property line. Once on the property, there is a well defined usable farm road that courses its way through the entire 97 acres, providing access to all points of interest. Many years ago, there was a homestead on the property (old chimney remains) and this road was used for coming and going. One of the family sellers remembers riding up this road as a little girl. With a little effort, it can be made back into a navigable drive for a standard passenger vehicle as the grade of the roadbed is very gentle the entire way. Click here for an interactive map.
Along the way in, you first pass several spacious open fields down by Grassy Creek which flows through the property. There are approximately 2,500 linear feet of Grassy Creek within the property, meaning the 97 acres encompasses both sides of the creek. This is special in that most often creeks and ridgelines denote property boundaries. But in this case, the creek is within the property itself. The creek is a rushing year round confluence making beautiful sound and providing more than ample water for irrigation and even for power generation if desired. The flow rate and head pressure are more than ample to operate multiple micro-hydroelectric turbines which could easily power several houses. Why pay the power company when you can create your own? In addition to Grassy Creek, there are numerous smaller creeks and springs bubbling out of the mountain. The entire 97 acres encompasses a large drainage basin so this property is blessed with abundant water for drinking and irrigation. But that’s not the best part about the surface water.
Toward the western property line you’ll see the THE Grassy Creek Falls. This isn’t a small cascade. This is a 30′, multi-benched waterfall that is a stunning feature that continues downward along a 100′ cascade. The roar of the falls can be heard from far away within the property. Best of all, the entire waterfalls reside within the 97 acres. For decades Grassy Creek Falls has been a popular hiking destination for guests staying at the nearby Little Switzerland Inn. But with a purchase of the property, that access be be controlled by the new owner. This is truly a unique feature that is difficult to quantify in dollars as this sort of thing simply doesn’t exist on many private parcels.
In addition to the water on this property, it has approximately ten acres of gently laying pasture. Some of this is down near the bottom while the majority is at higher elevation. The location of the old homestead still has an old barn and the views from this upper pasture are outstanding. They face the east and one can easily see Table Rock, Hawksbill Mountains and even the iconic Grandfather Mountain in the distance. The pastures provide one with multiple easily accessible sun-drenched building sites with outstanding views and the sound of rushing water below. There are also several wooded areas with very gently laying topography that stretch out on finger ridges that can make for more home sites nearly as flat as any you’ll find in the low lands. A well established trail network throughout the property leads to numerous gently laying wooded areas and knolls that are ideal for building with mountain views and views of Grassy Creek. Its simply a stunning property.
In summary, this is a very special 97 acre property that is hard to find in these mountains. It has excellent access, gentle topography, abundant water, pastures, views and a landmark waterfall. Its hard to top this one. Call today to schedule a private showing.
