As a recreational resource, Lake James with its thousands of acres of surface area are just 15 minutes north. Click here for a full length video.
The land itself has easy access on a paved state maintained road and consists of approximately 29 acres of which four acres are in the vineyards and another seven acres in fenced pasture with a year round creek running through it. Off in one corner of the property is a 1/2 acre pond. Accenting the pasture is a very substantial barn that could be used for livestock or converted into additional living space. Adjacent to this is a very large farm building formerly used as a chicken coop, and a very nice one at that. Click here for an interactive map of the property. (NOTE: when looking at the aerial map, the large buildings to the north are the Banner Greenhouses, great neighbors.)
The vineyard features four varieties of grapes including Cabernet Sauvignon, Cabernet Franc, Petit Verdot and Merlot. These vines are adequately spaced for ease of maintenance and care as well as flow of air amongst the vines. The property captures plenty of daylight year round for optimal growing conditions, which in this area is known to have a very balanced growing season. Excellent soils make for a very productive winery, producing on average 400 to 700 cases per year. In the area, you’ll find several other specialty vineyard which creates a synergistic feel as wine lovers are drawn to the area and enjoy visiting among the wineries.
Beyond the large paved parking area is the main house which includes the tasting room and retail storefront. The historic house was built in 1902 and has since been extensively updated to modern standards. There are a total of 2,223 square feet of heated living space which includes two bedrooms on the upper floor, a large living area, dining and kitchen on the lower. Due to North Carolina Licensing laws, the tasting room and retail storefront, though included in the main house, are physically divided between the residential space. However, should one desire to reconnect these spaces with the rest of the house, that could easily be accomplished, and one could end up with a four bedroom house (expansion of septic system may be required). Click here for a complete 3D interior walk through of the house.
Surrounding the main house are nearly 1,000 square feet of open decking which overlooks the vineyard. There is a small raised stage where live music is provided on weekends. Just behind the main house is a detached double garage with unfinished living space above.
Further up the hill is the winery itself and crushing pad. There are 1,521 conditioned square feet in this building along with 625 square feet of covered loading area that is used for the crushing pad. On the pad you’ll find a1,600 liter fermenting tank, two1,000 liter fermenting tanks tanks and a 700 liter fermenting bin. These are variable top tanks allowing their volume to be adjusted as needed. The inside of the processing building is heated and insulated so that the wine is able to properly age. The listing includes a wide variety of equipment necessary for the continued operation as a winery. If however, one preferred another use, this building is designed so that it can easily be adapted to other uses.
Along with the real estate comes a myriad of personal property including equipment and some furnishings. Most importantly the inventory can be included with sale for additional consideration. The dollar value inventory will fluctuate between $60,000 to $150,000 per year depending on season. Additionally, as a winery and vineyard, a new owner can obtain all the marketing, website, intellectual property and “goodwill” that comes with acquiring an operating business. In order to obtain financial records of the business, one must sign a Non Disclosure Agreement and show proof of financial capability for a purchase.
But lets talk about things other than wine. This property can easily be adapted to other uses such as a single family residence and farm or cabins added to create a family compound. The area is unzoned and there are no private restrictions on the use of the property. It could be made into a very nice equestrian facility, speaking of which, the Tryon International Equestrian Center is located just 45 minutes south. With the year round creek, there is ample water for watering livestock or irrigation of crops. Another use might be that of a prepper compound as the property is very private and provides what any prepper might seek in terms of resources and security. Finally, a very possible use might be that of an event venue. The infrastructure is already in place and with some capital investment, the large barn could be made into an outstanding event space. You’ll be hard pressed to find a more suitable location for an outdoor wedding.
Overall, this is an exceptionally well maintained property with an ongoing business that could be continued or converted to another use. Call today to schedule your private showing. Serious inquiries only, and absolutely no unaccompanied drive bys. Listing agent must accompany all showings.
