This prime Burnsville farm offers everything one might want in a rural property, yet with incredible convenience.  Typically in order for one to find a large property with peace and quiet and no other homes in view, one must travel miles and miles out into the country, and thus give up some convenience.  However, this property provides both privacy and convenience.

The shape and topography of the property gives you all the privacy you want, yet it has frontage on a four lane highway.  US Highway 19E is a four lane divided highway and this property has over 1,000′ of frontage on it as well as frontage on a secondary road.  Just five miles to the east is the town of Burnsville which has all the day to day services one might need.  If you’re not familiar with Burnsville, click here for the inside scoop.  Its a great little town with a rich history in the arts and culture.  The Toe River Arts District is a world renowned  grouping of some forty independent artists and craftsmen that live in the immediate area where they showcase their works.   In the other direction is Asheville, all connected by four lane roads.  It doesn’t get any more convenient than this.  But does this mean you’re going to be hearing traffic noise or having people pull up into your driveway and bother you?  Nope.

The reason is that the property is very linear in shape with the bulk of the property being well off the highway.  Yes, there is a lot of frontage on the highway and exposure down there, but most of the property is completely hidden from the highway.  There are approximately ten acres of prime, rich flat bottom land down by the road, and even better, it is bordered by the Bald Creek which at this point is around 30′ wide.  This makes for an excellent resource.  But just beyond the field, the property rises up to a crest, then back down again into a hidden valley.  The result is that the remainder of the property is totally hidden from view and when you walk back into it, you don’t hear a thing but the birds.

The majority of the property encompasses a valley with the property boundary following two ridges that extend upward approximately 700′ in elevation change from the road.  That is, the highest point of the property is over, 3,200′ in elevation.  Back in this area you’ll find several open fields and plenty of woodlands.  Its ideal for hunting, equestrian uses or a private bugout homestead. Another nice thing is that there is power to the property as until a few years ago it was occupied as a homestead.  There are several old barn structures (of little to no economic value) and an old house dating to the 1940’s.  Again, the house is in disrepair and isn’t considered to contribute much to the value, but it makes for an interesting feature.

Again, this is a unique property in that if offers tremendous privacy without having to travel miles and miles from the nearest grocery store.  It also offers outstanding agricultural land, woodlands, creeks. fields and other natural resources.  Given that it has frontage on a four lane highway, there is the potential for commercial development as well.  Within the last twelve months, Highway 19E has been improved to four lanes from Burnsville to I-26 which effectively makes this area a bedroom community of Asheville.  The highway is being further widened all the way eastward to Spruce Pine.  With this road improvement, proximity to Burnsville and access to Asheville, the frontage along the highway could have utilization for a variety of purposes from a convenience store, small retail, mini-storage, etc. with perhaps residential use in the rear areas.  So call us today to schedule your private showing of this exceptional property.
