This self sustaining farm is perfect for the homesteader or prepper.  The current owners literally live off the land, and their pantry, deep larder and freezers are proof.  This property is located in the gently rolling hills of McDowell County just ten minutes from the county seat, Marion and just 15 minutes to Black Mountain.  Its easily accessible via paved county roads, but totally hidden from view.

There are a total of 14.91 acres of which approximately 3.5 acres are nearly flat and have been improved with gardens, a house, and numerous ancillary buildings necessary for self-sustained living.  This portion gets full sun all year long and would be perfect for a solar panel array.  Access to it is gentle via a well groomed gravel drive with a gate.  The entire 3.5 acres are fenced to keep their dogs in and unwanted critters out.  The soils have been tested by the NC Department of Agriculture and found to be free of pesticides and herbicides and if desired, the property could be considered a Certified Organic Farm, although it is not in that classification as yet.

The remainder of the property is forested woodland with rhododendron thickets.  Its an undulating, rolling area of 11+ acres full of wildlife.  Turkey and deer roam free.  Within this woodland you’ll find a year round creek and spring with an old spring house.  Use it for irrigation or drinking, but there are already two excellent wells on the property.

The main homestead has been improved with a 2,110 square foot ranch.  It started out as a singlewide manufactured home in 1990, and was then added to and added to.  Today, it looks just like a large site built ranch house from the outside, complete with a high pitched roof that covers a full walk up floored attic area, perfect for storage, playroom, crafts room, etc.  Inside the house you’ll find two bedrooms and two full baths along with a huge galley style kitchen with an enormous amount of counter space.  This area overlooks into the sweeping great room that runs the length of the house and features a wood stove that heats the whole house if necessary.  The house has a one year old HVAC unit and cooking is done with gas.  A very large laundry and work room serves as a canning station and deep larder.

Interior of green house

On the rear of the house is a large screened in porch with vaulted ceiling.  It has a canning station there as well, and a grill and smoker are just outside.  The house is served by an individual septic system.  No permit records are available for the septic system, but it appears to be functioning as it should through all these years.

Further behind the house is a singlewide manufactured home that is of similar age and has also been expanded.  It is basically a two bedroom, one bath house that is used as an AirBnB during the season as well as the kitchen and large work room being used for the owners home business of producing high quality essential oils and soaps.  This house has central air conditioning and is in fair condition.

Other buildings on the property include a large greenhouse with an Aroponics 60 system and is heated with radiant heat coming up from a crushed brick flooring base.  There is a back up wood stove in there as well.  Off to the side of the greenhouse is a sizable storage building with power and exhaust fan, great for woodworking and the keeping of tools.  Another building is a large rabbit/chicken house.  It too has power and is enclosed from the elements.

A large garage with double doors and storage areas is situated beside the main house as well as another chicken coop.  A tenth acre or larger organic garden provides vegetables year round with winter leafy vegetables presently in abundance.  Everything has been thought out with this farm.  There are berry bushes, ornamental plants and trees.

This farm is all about sustainability and limited environmental impact.  As such the out buildings have been built using reclaimed materials, giving them a mixed appearance, however, the key here is functionality over glitz.  If you’re looking for a plush bugout property with images of the Farmer in the Dell, this isn’t necessarily it.  This is a true working farm that can provide you and yours all the produce, meat and eggs you can handle.  After all, if the grid goes down and the world goes to chaos, who cares if the kitchen counters are granite or formica?  Call us today to arrange your private showing.
